Noida Authority Orders Structural Audit of Great Value Sharanam in Sector 107

Noida: Following complaints raised by the Apartment Owners Association (AOA) over the structural condition of buildings at Great Value Sharanam in Sector 107, Noida, the Noida Authority has issued a notice to the builder, Great Value Projects India Ltd., directing that a structural audit of the multi-storey residential complex be conducted.

The AOA has raised concerns over several issues in the society, including cracks in columns, falling plaster, exposed reinforcement steel in beams and slabs, seepage and water leakage. According to the AOA, some of these issues have created safety concerns for residents and workers on the premises.

The association has also referred to an incident in which, according to its account, a piece of concrete fell from above and injured a housemaid on the head, requiring 21 stitches. The incident has been cited by the AOA as an example of the safety concerns it has raised.

The AOA has further alleged that repair and painting work was being carried out at the complex without adequately addressing what it described as underlying structural deficiencies. These claims are the association’s allegations and would need to be assessed through the structural audit and relevant official records.

During its inspection, the Noida Authority reportedly noted structural deficiencies and directed that the audit be conducted through an institution empanelled with the Authority. The notice also states that the builder may be held responsible if the required repairs are not completed within the stipulated period or if an untoward incident occurs, subject to the applicable proceedings and findings.

The AOA has welcomed the Authority’s action and called for the structural audit to be completed at the earliest. It has also sought timely structural repairs and strengthening work based on the findings of the audit.

The outcome of the structural audit is expected to provide a clearer assessment of the condition of the buildings and determine what repairs or strengthening measures, if any, are required.
