Great Value Sharanam AOA Elections Cancelled, Fresh Polls Ordered by Sub-Registrar

Noida: The elections of the Great Value Sharanam Apartments Owners Association (AOA) held over the past two years have been cancelled by the Sub-Registrar, who has also ordered fresh elections. A government employee has reportedly been appointed as the observer for the new election process.

The order comes at a time when the current AOA has been involved in legal and administrative proceedings concerning several issues related to the builder. According to the AOA, the complete handover of the society has not taken place since 2017, while maintenance of the society has continued to remain with the builder for several years.

Several Maintenance and Infrastructure Issues Raised

The AOA has raised concerns over several issues in the society, including retrofitting of basement columns, cracks in common areas of towers, seepage, blocked drains, defective water tanks, and problems related to the STP and OWC.

The association has also raised concerns regarding the functioning of the fire-fighting system. According to the AOA, in some cases cosmetic repair work has allegedly been carried out instead of addressing the underlying issues permanently.

Penalties and Complaints

The AOA says that following complaints raised by the association, the builder has faced penalties of approximately ₹4–5 lakh in connection with STP-related issues, ₹50,000 concerning the OWC and ₹10 lakh in relation to alleged damage to a footpath.

The association has also alleged encroachment upon the green belt and raised concerns over a proposed new project, including claims that a portion of the existing basement may be affected in an area where residents are currently living.

AOA Raises Concerns Over Its Functioning

The AOA alleges that after a prolonged series of complaints and legal proceedings concerning the builder, recent developments could affect the functioning of the residents’ association. These claims, however, remain the position of the AOA and would require verification from the concerned authorities and other parties.

The association maintains that its dispute is not directed against any individual but concerns the rights and interests of residents, safe housing, transparent maintenance and the complete handover of the society to the residents’ association.

The AOA has stated that it will continue to pursue available legal and democratic avenues to safeguard the interests of residents.
