Prestige Group and BACL Announce ₹1,800 Crore Mixed-Use Development at Bengaluru Airport City
Bengaluru, June 2026: Prestige Group, in partnership with Bengaluru Airport City Limited (BACL), has announced plans for a large mixed-use development within Bengaluru Airport City. The project is expected to combine convention facilities, hospitality, office space, retail, and cultural infrastructure within a single integrated development.
BACL, the development arm of Bangalore International Airport Limited (BIAL), is responsible for developing the Airport City area surrounding Kempegowda International Airport. The broader Airport City project includes plans for business parks, technology hubs, hospitality facilities, public spaces, and other commercial developments.
According to the announcement, the proposed development will span approximately 1.5 million square feet across a 14.2-acre site, with an estimated construction cost of ₹1,800 crore. Construction is expected to commence in early 2027, with completion targeted for 2031.
London-based architectural firm Kohn Pedersen Fox (KPF) has been appointed as the project’s design consultant.
The development is planned to include:
- A convention and exhibition centre intended to host conferences, exhibitions, and business events.
- Two hospitality properties, including Marriott Marquis and St. Regis branded hotels, with a combined inventory of more than 350 rooms.
- A performing arts centre with a proposed seating capacity of approximately 2,500.
- Premium office spaces, retail outlets, and food and beverage facilities.
Prestige Group Chairman Irfan Razack stated that the project reflects the company’s vision of creating large-scale mixed-use developments that contribute to urban growth and economic activity.
BIAL Managing Director and CEO Hari Marar said that nearly 400 acres within the airport concession area have been earmarked for Airport City development, with the objective of supporting business, hospitality, and commercial activity in north Bengaluru.
Industry observers note that the project forms part of the broader expansion and urban development initiatives being undertaken around Bengaluru’s international airport corridor.
